Home Staging

Hiring a Home Stager, How does it work?

All Home stagers work differently. At Sandra Best Decor first we have a phone conversation to evaluate your project and how we may be of help. Of your house is already on the market we also make sure to contact your current real estate broker to get some feedback from him or her.

We have 3 packages:

Home Staging Analysis:

We visit your home and take notes of areas that could potentially be a detriment for the sale of the property. We write a detailed, room by room analyses which you receive 48 hours or less after our visit. The analyses provides all the information you need for possible upgrades as well as a list of priorities and one layout plan for a difficult room.

This package is best for a home that isn’t on the market yet. If you are thinking of putting your home on the market in the next few months, call in advance to give yourself a change to do any upgrades like painting. This is also a great package for home owners that are handy.

Price: 275$ +tx

Xpress Home Staging:

Xpress Home staging is perfect for clients who have a limited budget and don’t want to spend to much money on upgrades. In our visit we spend four hours in your home, decluttering, arranging, basically using everything that you have (even suggesting storing certain items) in order to make your home more appealing to the most amount of buyers.

This package is also best when the house hasn’t been on the market yet or for people dealing with a succession.

Price: 400$ +tx

Full transformation:

You want big results? You can invest 1% of your home’s property into home staging? This package is for you! After our initial visit, we come up with a game plan to tackle upgrades, we hire sub-contractors if necessary and manage the whole project. At the end we come back to accessorize your home with rental elements or store bought items that you can keep for your next home.

Should Every House be staged?

Absolutely. Even the most beautiful home needs to be de-personalized so potential buyers can imagine themselves living in it. We can make the small changes that will have a huge impact. De–cluttering, organizing of storage spaces, and some re–positioning of furniture is needed in every home, and these adjustments can have an enormous effect on how the house is viewed. Every home owner considering putting their house on the market should call us. We can help!

How long does it take to stage a home?

That depends on what needs to be done to make the house look its best. It can take one day, or weeks, but the end result will be a beautiful, inviting home ready for the competitive Real Estate market.

How can I find the time to carry our your suggestions, or be actively involved? I have a busy life!

Preparing a house for the real estate market is different for everyone. Some people love to be involved in the home staging process while others prefer to go on holiday during the work phase. You can have as little or as much involvement as you like. We understand that when you have a full schedule, the whole process can seem overwhelming. It is our mission to make the transition as seamless as possible for our clients. We aim to be as unobtrusive as we can, and do whatever needs to be done to complete the job. We take care of it so that you don’t have to!

What return can I expect on my investment in home staging?

Your home is your greatest investment so you want to make sure that it is in the best possible condition before putting it on the market. Our aim is to ensure that your house sells quickly rather than lingering on the market. Homes that sell in the first month get the best offers…so when we get your home sold in less than a week you will get the highest offer(s) possible. We have found that the cost of home staging is often less than the first price reduction on an unstaged home. You may also want to consider the emotional toll of a house lingering on the market – the stress of your house not selling at all or eventually selling for less; and the strain of keeping your house in immaculate shape for multiple showings and Open Houses. The stress reduction alone can make Home Staging well worth it.

What if my house is already on the market but is not selling?

We are familiar with such cases. We have been called in to deal with houses that had been on the market an entire season without receiving any offers. After we completed our staging work, the houses received immediate offers. It’s not too late to call us for a consultation. We can help organize a strategy to get your house sold quickly!

Interior Design

Our Interior design also starts with a phone conversation to evaluate your project and how we may be of help.  We then schedule a two hour consultation to see the space, take before pictures and measure and even give a few quick solutions. For this reason Sandra Best Decor doesn’t have free consultations.

How do you charge?

Although we have a hourly fee of 75$/hour. We offer flat fee packages based on dimension and the scope of a project.

When we meet you for our first consultation, we’ll be able to give you a better quote.

What are all your Packages and what do they include?

Apart from our Consultation we offer the following packages:

Room Update

A room update is perfect for a room that you already love but you feel would need a wow factor. This package includes:

  • A meeting to assess your needs, style & budget.
  • Reasearch
  • Visual board
  • A Layout plan
  • Shopping list

Its then up to you to shop & do the set up

All of this is offered at 275$ +tx

New Construction

You bought a new how and you are lost in all the choices of finishes and materials?

This package is perfect for you. We help you make the best choices according to your lifestyle and needs and accompany you in this process.

  • Meeting on site
  • Choice of selection (we explain every material, pros/cons)
  • Visual board to help you visualise
  • Specification sheet to give to your builder with all the choices
  • Paint color suggestion

All of that for 300$ +  Tx

Full room transformation

This package is great for someone who needs an overall and doesn’t have time to do any shopping or setting up, it includes:

  • Meeting to assess needs and measure
  • Research (4 hours max per room)
  • Visual Board
  • Layout plan
  • Specification sheet
  • One you give your ok we order
  • Set up the room

This is a turn key project starting at 500$ +tx/per room or more (depending on the size)

How long will our project take?

This will vary per project. A typical kitchen remodel may take approximately 3 months to design and build. A living room remodel may take a month to design, and 2 months to receive and install all product and furniture. If you are remodeling your bathroom, the process may take only a month from start to finish. A custom home design from start to finish may take 3 months to layout, and plan the details.

What is your style?

We don’t have a style that we stick to. Our clients preferences, the architecture of the home or building and its natural surroundings, and also the budget will dictate the interior’s style direction. Sandra Best Decor seeks to bring out her client’s personality and best self in each space.
